Stone built Cumbrian 'Bank Barn' re-built and converted in to two four bed houses and a two bed cottage. Environmentally benefiting, very green scheme, incorporating high levels of insulation, passive gains, air tightness construction and MVHR Heat Recovery. The building envelope achieved an air-tightness equivalent to Passive House Silver.

We benefitted from Andrew Simpson’s lifetime experience in building and Mark Doodson’s energy and qualifications in Construction. They have built a good team. There was a good atmosphere on site; everyone seemed glad to be there, getting on with the job; whether direct employees or sub-contractors. The stonework was outstanding. The barn is down a narrow lane with seven other houses. They made a point of knowing the neighbbours, explaining what was going on and helping them out when needed. So although it was sometimes noisy and dusty, some of the neighbours even said they missed them when they left. It was not an easy build. It was meant to be a conversion of a barn into three dwellings, but once the roof was taken off, it became clear it would have to be a total rebuild, which meant delays, complications and many changes. The specification included new technology and techniques which were not standard; such as MVHR, and the consequent low air change per hour. Mark went on some training and took on board all the issues. The air test for the first house was way out; so he got everyone onto the job and persisted until they hit the target. By the third house they achieved an air change of less than 2 almost straight away as they had learnt from the previous experience".

Hill View House
Full makeover consisting of new hardwood external windows and doors, external re-render and transformation into a Lakeland cottage from its previous wet-dash “council house” appearance. The addition of a porch and garage extension, new oak staircase and internal alterations, and full external landscaping really transformed this property into a desirable family home.

A traditional Westmorland bank barn converted to provide bedrooms on the lower ground floor, living area on ground floor and further bedrooms on the first floor. The project also included an added garden room/conservatory and the construction of a four bay garage and garden store, followed by full landscaping

Complete rebuild of Elizabethan farmhouse destroyed by fire. The planning constraint was that it had to look exactly the same as before, from the outside. In 2006 we were put forward by our clients for the “Master Builder of the Year Award” (accredited by The Federation of Master Builders) for this project and we were awarded first place in the “New Homes” category for the north-west region.
“It was always our house and Andrew listened to needs, wants and suggestions although little was altered from the original plans. All the skilled craftsmen who worked on this site had empathy for the property. Amazingly, no external scaffolding was used until the roofing stage, it was all built from the inside allowing us a view of the phoenix rising from the flames!"

This Project comprised of the conversion of the original barn into two cottages, the building of a large four bay garage, and the construction of a new driveway, boundary walls, and landscaping.
Demolition of an existing bungalow in dis-repair, extensive groundworks/excavation, drainage and below ground construction up to slab level. In addition to this the adjoining Lakeland Cottage was partly demolished and rebuilt/extended.
